Guests must be able to walk up one flight of stairs. Our mission is to prioritize our guests' experience. We understand that having a clean and sanitized space is part of that experience. We want to notify all guests that in addition to the extensive cleaning standards we already follow, we have recently doubled down on disinfecting and sanitizing our homes so that our guests can rest assured the home they stay at for their vacation is as safe as possible. Our guests can sleep easy knowing that we take safety issues seriously and that we are responding to the current challenges in a way that allows you to relax and enjoy your stay with us, your friends and family. Guests have access to the entire condo. We are available if you need us! We recommend having a vehicle on hand! Knoxville is very car-friendly. Lots of free parking downtown, and traffic is never too busy (unless it’s a game day for University of TN football) There are scooters through the downtown area: download the apps Veo and Link Free Trolly- free throughout the downtown and will take you to the university. The main trolly station is 3 blocks from the condo or a 5-minute walk. We love downtown Knoxville, and we can’t wait for you to fall in love with it too! Whether it’s your first visit or your tenth, this city has something new to offer every time. Step outside your door and find yourself surrounded by the best restaurants, coffee shops, bars, and live venues—all within walking distance! From the historic Old City to the lively Market Square, Knoxville’s charm is everywhere you turn. Old City Knoxville - 0.9 miles Market Square - 0.9 mile Neyland Stadium - 0.9 mile Thompson - Boling Arena - 1.2 mile UT Gardens - 2 miles The Tennessee Theatre - 0.5 mile The Mill & Mine - 1.1 miles Marble City Market - 1 mile K Brew - 8.7 miles Cruze Farm Ice Cream -0.6 mile Honeybee Coffee Company - 0.9 mile Hi-Wire Brewing - 1 mile - Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check in as early as 4 pm and must check out by 10 am. - For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay. **Please note: There are public paid Electric Vehicle chargers throughout downtown Knoxville, and there is not a free one available at the property. We recommend searching for close by charging stations, such as ChargePoint Charging Station located at 811 Neyland Dr, Knoxville, TN 37902. - We charge a $200 pet fee, max of 2 pets. No aggressive breeds are allowed. Pets are not allowed on the furniture, must be potty trained, and must be kenneled when left at the property alone. - This Condo does not come with free parking. There is a paid parking lot right across the street. - No RV or Trailer parking. - You may not book if you live locally without asking for permission and letting us know why you need a place in town. - By booking with us you agree to download our app to gain access to the property. - Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave. - To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes. - You understand that your check-in instructions will be sent after successfully completing the guest portal. - THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES! - Please do not bring glitter, confetti, or anything like that to any of our properties. - You must let us know when you book if you intend to bring pets. We charge a $200 pet fee for a max of 2 pets. Also pets are not allowed on the furniture, must be potty trained, and must be kenneled when left at the property alone. You will be charged for any damages caused by your pet. - No aggressive dog breeds allowed by the HOA. -Please Note: The apartment is located in a building with several other units. You may hear noise from other tenants at times. Please be courteous of those around you & keep noise to a respectful level. - A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days. the property manager, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following: - The “Minimum Age” to rent the Property is 25 years of age. - By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made - The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property. - Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM. - If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property. - No smoking is permitted on the Property at any time. - No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. - Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer. - Events and commercial photography or filming are prohibited at the Property without our express written permission. - Use of the Property for any criminal activity is prohibited. - Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property. - Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities. - You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
