We welcome you to our home - a perfect place to gather as a family that we believe is so special that you might feel perfectly fine never leaving to explore the Wasatch Mountains.
If you do get out though, you are minutes from the top mountain bike trails, World Class skiing, snowmobiling, fishing, hiking, golfing and more!
Located in a quiet neighborhood and less than 1 Hr from Salt Lake International Airport. We are a quick drive to Deer Valley, Park City Mountain Resort, Midway, Homestead Crater, Ice Castles, Hot Air Balloon Festivals, Jordanelle and DeerCreek Reservoirs, Daniels Summit and more.
Our home is up the hill with great views of the Heber Valley and the back of Mount Timpanogos.

Let's go room by room…
THE MAIN LEVEL:
Enter the front door or through the private 3 car garage, and you will enter the main level with tall ceilings, lots of natural light and walkout deck which flows to the outdoor living and entertaining area.
This level has one of the two laundry area's with 2 sets of washers and dryers. The basement has a third set of washer/dryer units.
The main level gourmet kitchen is well stocked and ready to host your dinners. There are two dishwashers side by side to tackle the cleanup after as well.
🛏 Master Bedroom with its own walk-out to the deck/hot-tub, large soaking tub which could be used as a cold plunge, huge glass shower, double vanity and large walk-in closet.
The 25+ foot ceiling living room is a sight to behold, and dining room and kitchen adjacent make a perfect gathering area. There is also a 1/2 bath and great office with granite counters with HDMI hookup to a large monitor.
UPSTAIRS LEVEL:
You will find your Nest thermostat for the west upstairs wing here at the top pf the stairs!
Bedroom 2: King Bedroom with a walk in closet and attached 3/4 Bath (shower sink toilet).
Bedroom 3: Queen Bedroom with attached bathroom located adjacent to bedroom 2.
Next you pass by to the Kids Imagination Station room with bookshelf, puppet show stage, and unique archway door heading over to the East Wing!
Upstairs EAST WING:
There is another Nest thermostat to control this zone of the home.
Glass shower 3/4 Bathroom in this area to serve the 3 bedrooms on this upstairs east wing!
Bedroom 4: King bed with cute shaped ceiling lines, sitting chair and reading area with great windows.
Bedroom 5: Another King Bedroom on the other end of the hall mirroring bedroom 4.
Adjacent to this room you will find the last bedroom on this upper level…
Bedroom 6: In this room the imagination and fairytale feel continues with two twin beds, in a forest scene, with a T-Pee play area and rope swing Chair. (Please use this gently and don't play rough here.)
DOWNSTAIRS BASEMENT:
The downstairs basement is equally magical. It has a wood burning stove for ambiance (not for guest use), great living room with lots of natural light (its a garden basement which means the windows are above ground level due to the slope of the yard).
The furniture its also high end. Huge TV mounted on wall. Flowing into kitchen #2.
This is a full stocked kitchen as well.
Walking though the kitchen brings you to the next bedroom…
BEDROOM 7: With Enormous deep walk-in closet and attached full bathroom with double vanity. There is a Large TV on the wall. There are lots of windows (above ground for natural light).
Also off the downstairs kitchen is another laundry room with a stackable washer/dryer combo.
Down the hall leads to another Bathroom with a very cool shower with two shower faucets with built in bench seat. This bathroom also has a high quality sauna. (No children allowed and only use if you are in good health and with no potential risks of using a sauna. Do not use when intoxicated or on medications.)
Finally you will find the last bedroom in the home adjacent to the sauna/bathroom…
BEDROOM 8: Two Twin Beds. This room has a wonderful built in book shelf and built in clothing storage drawers as well as a reading chair.
**NOTE on guest count and vehicles--
(6 Car max on property- NO BOATS/campers/ATVs)
16 Guests TOTAL allowed - ONLY 12 adults, rest can be children.
HOUSE RULES ---
Heber Heights 972 E. Garden Drive House Rules – Please Read
MOST IMPORTANT: Rules governed by City Ordinance 5.26 in bold (1-3 below):
1) Vehicle and Parking: A maximum of 6 vehicles are allowed on the property. At no time shall any vehicle be parked on the street, neighborhood or blocking the sidewalk. Utility vehicles such as campers or boats are not allowed at any time.
2) Occupancy Limits: A maximum of 16 guests (12 adults) is allowed on the property at any time.
3) Disturbance Restrictions: This home is in an upscale family neighborhood, and you agree to be mindful of noise levels and adhere to quiet hours. Quiet Hours: Observed between the hours of 10pm to 8am (this means no outside activity after 10pm and before 8am). There shall be none of the following at any time: outdoor music (or audio of any kind), profanity, smoking/vaping/alcohol use that can been seen by any neighboring property (this is per the city ordinance).
Guests assume ALL liability for city violations, which will be strictly enforced. (Details of these city ordinance rules are posted as you enter the home.)
4) Hot Tub: Use of the hot tub is at your own risk. Anyone under 18 must be supervised by an adult. Please shower to remove oils and lotions before using the hot tub. A $125 charge will be applied if the hot tub water is left in poor condition. Hot tub is not to be used before 8am OR after 10pm. (The hot tub is serviced weekly.)
5) Fees: A minimum fee of $250 per day will be charged if smoking (any substance) is detected on the property (smoking is also prohibited by the city rules). If you stay beyond your authorized check-out time, a $100 per hour late fee will be charged to compensate for the extra charges from our housekeepers.
6) Shoes and Equipment: Please remove shoes/boots upon entering the house. Ski equipment, bikes, and other recreational gear must be stored in the garage.
7) Security Cameras: There are exterior security cameras for your safety and to ensure guest and vehicle count compliance. Cameras are located at the front, driveway, basement door, and are motion-activated to record video and audio. There are no interior cameras.
8) Booking Alterations: Changes to booking dates or guest count after confirmation may be treated as a cancellation and subject to our cancellation policy. In case of guest count alterations, an additional per night/per person fee will be charged. The host reserves the right to charge for lost dates due to alterations at their discretion.
9) Animal Policy: No pets are allowed. A $100/night fee applies if an animal is brought without permission. Service animals are permitted but must be disclosed beforehand. They must remain with their handlers at all times and cannot be left unattended on the property. Guests will be responsible for any extra cleaning related to any pet, authorized or not.
10) The basement wood-burning fireplace is not for guest use and is for decorative purposes only.
11) Local Guests: Unfortunately, with the city ordinance 5.26 there are to be a maximum of 16 total guests at any time, even if the guests are local.
12) Trampoline: No shoes or sharp objects. The trampoline is not designed for heavy weight. Adults and children should not jump together. You and your guests assume all responsibility for any and all injuries.
13) Keys: A $75 charge applies for each lost key for the fire pit and hot tub cables.
14) Security System: Disarm the security system within 60 seconds of arrival to avoid police dispatch and fines.
15) Noise Monitoring: Noise levels are monitored both inside (main living room) and outside (on the deck) to ensure a respectful noise level is maintained in the neighborhood.
By booking a reservation, you and your guests agree to abide by all house rules and release your host from any and all liability.
I know this may seem intimidating but 99% of our guests have zero issues and we are required to have these rules posted due to city regulations. Rules R Us
This large home has a lovely view and accommodates guests comfortably. However, the property comes with a long list of rules both delivered electronically and posted on every surface, which makes it feel generally unwelcoming. At first glance, everything is clean, especially the bathrooms and kitchen, but a thin layer of dust and pet dander especially in the couches and blankets, left us all suffering with allergies. A steep cleaning fee doubles the listed rental price, yet guests are expected to do a fair amount of work before the prompt 10 a.m. checkout (the cleaning service was in the foyer at 10:01 a.m.) Nice place, but we will look for something else next time.

Christmas family vacay
We loved the house . Very cute, nice, organized, safe easy access neighborhood. We even had snowman building fun in the backyard . Appreciated the well stocked and labeled kinds of supplies and needs for the kitchen , baths, etc. helped to easily find things . We made dinner there most nights - the layer games and enjoyed movies all together - had great, cozy bedrooms that was perfect for our need for 9 beds !!would highly recommend .

A Snowy Wonderland !
Our family stayed here and it was perfect!! There are fun things for kids of all ages and fun things to do in the area. We loved the trampoline and all the play places. The living spaces are relaxing, the kitchen had everything we needed and the private spaces are very comfortable.

A gathering place in Heber
Great property to gather a larger group for activities in Heber/Midway. The manager was kind and flexible with our group, and the location makes a great basecamp for activies in the area with plenty of rooms/beds and large common areas including the kitchen. Highly recommend.

Heber City house
We had 8 men staying here for a 5 day golf trip in the area. The house was great. Each person had their own bedroom. The house was very clean and comfortable. There were no complaints from anyone during the stay (which is unusual for this group). The listing is very accurate. The house is in a very safe neighborhood and easy to get to. Overall it is a great place to stay for a larger group.
