This review relates exclusively to Courtyard 3 apartment and the way it is managed. Courtyard 3 is a split level apartment which my daughter and I chose as it has minimal steps. I originally booked the apartment just over a year before actually taking the holiday. At that time the apartment was managed by Byron Bay Luxury Homes. It was not until 17 March 2025 when I wrote to management asking them to confirm they had received my final payment, that I was informed that they did not manage this apartment any longer, but that they had forwarded the funds to the current management company. They supplied a contact email for the new managment company. Why it was left to me to discover this change myself is simply not acceptable. Courtyard 3 and four other apartments in the same complex are now managed by Fortyfive Management Pty Ltd. I had some interaction with a person from the current/new management via email. Instructions were left for me to access the safe near the parking area to retrieve the entrance key. There was no obvious reception area. The apartment itself was very nice, HOWEVER it smelled musty on entrance. There was an obvious red coloured food stain on the seating area of the couch which I removed myself simply with cold water. There was no toilet paper supplied in the downstairs bathroom and half a roll in the upstairs bathroom. There was a coffee machine in the kitchen, but without any complementary pods. There were 3 tea bags in the kitchen amenities holder. An instruction book for the oven and hotplates would have been most helpful. That appliance and it's operation were very hard to comprehend. The interior of the apartment desperately needs painting. The showers in the bathrooms are "open" with only one partial glass screen across the side. Water flows everywhere on the bathroom floor and it could be quite dangerous. I sent another email to the contact person enquiring about toilet rolls and was given the excuse that the cleaner had overlooked replacing that amenity. We found 3 toilet rolls left on the step outside our door when we came back one day from an outing. Meanwhile, we had bought our own from the supermarket. All of the above being said, we still enjoyed our "escape" to BB very much. New management needs to "pull up their socks" in a number of ways. I was sent an email after my return home from Byron Bay Beachfront holiday Apartments via Resly Com No Reply asking for a review of the holida rental. This email instructed me to "click on the link below". No link was supplied. I wrote three times to the contact person of Courtyard 3 requesting a link to be supplied. I did not receive a response. My advice to anyone wishing to rent Courtyard 3 would be to address the above crtique of mine with management to make sure the apartment is up to scratch.

Overall it was OK and in a great spot. However the TV was not working in the main room, which is poor. We were also abruptly told we would be charged extra if we were out by 10.30am instead of 10.00am

It was spacious and very clean - thank you. Access was easy and it is in an excellent location. The single beds and day beds were dreadfully uncomfortable. There needs to be some lamps or dimmers installed too. Thank you for the stay though. We will keep that block in mind for future holidays

Our accommodations were excellent - clean, comfortable and spacious. The kitchen was equipped nicely plus there was an outside barbie and eating areas. A great location close to the beach, just a short walk through the park and you're at the beach.

Amazing accommodation at Byron Beachfront apartments! Stayed in apartment 4 which had amazing cleanliness, a central location facing main beach and well maintained facilities such as the bathroom and kitchen appliances. The property has recently been acquired by new management that upheld efficient and effective communication throughout. Highly recommend staying at the Beachfront apartments for a stay in Byron!

I had a wonderful stay with some friends this December in the Byron Bay beachfront apartment, just steps away from the pristine main beach alongside various shops and restaurants we found ease in exploring the town. The blend of modern interiors with the coastal charm made for a comfortable stay, better than what the photos show. The new management, Byron Bay Luxury Homes, were very attentive in helping us change bedroom arrangements and ensuring all our needs were met as we had to adapt to the number of people staying throughout. Overall a great experience that I would definitely recommend to any families or groups of friends intending to stay in Byron!

We arrived in Brisbon today and found out that the issue is still not resolved. What do we do now? It looks like we will need a lawyer to handle our case. Can -NOT- recommend Bryon Bay Beachfront Apartments. This has ruined our vacation. Frustrating to say the least.

We stayed in early November. Great spot in Byron and new managers were very helpful. Our apartment had been renovated and looks better than the photos! Byron Bay Luxury Homes now manage the property and there seems to be some issues with a dispute with someone representing that they manage the property - seems this is why the negative reviews. If you are wanting to book, ensure you book through Byron Bay Luxury Homes.

AVOID!!! Booked and paid deposit $600 for a 2x bedroom apartment in March 2023. Invoice states ‘pay on arrival’ Received a call from them stating that the apartment I booked wasn’t available anymore 2x weeks before arrival. Breaking this contract. I quickly paid in full for the next best apartment over $2K for 4x nights. The following day called again breaking another contract with me. I accepted their refund of money which took 2x days to be acknowledged & it took me to threaten to sue before they then started the refund process. I have never been soo angry and upset with a company before both Mark & Michael shouldn’t be in this industry. AVOID THIS APARTMENT COMPLEX.
