If we do get a snow storm, you will need to be more self-sufficient and we provide shovels and basic winter supplies. Please consider trip insurance if you are not comfortable with snow. However, we believe this is the most beautiful time of the year and a great time to visit. WILDLIFE: Our area is full of creatures big and small! It is very possible to encounter deer, foxes, and birds. More elusive mountain lions, bears, elk, and moose are in the area as well. Please be cautious, do not feed wildlife, and be bear aware! No coolers outside, food and drinks left outside overnight, or unlocked cars with food in them. NEIGHBORHOOD: We are located in a very small community far off the beaten path. There is plenty of privacy to be had, but we do have neighbors and adhere to a quiet hours policy. The drive to the house is about 20 minutes off of the highway, with windy breathtaking views of a mountain valley and local ranches. We are not close to grocery stores and recommend stopping in Conifer on the way in. Our limited restaurants can be seasonal and suggest calling ahead. Less than 200 feet from the front door are hiking trails leading to the neighborhood ponds. Enjoy fishing in the catch-and-release pond in the summer and ice skating in the winter (ice skating shed even has skates and hockey gear for you!) The neighborhood features 200 acres of open space for hiking, biking, and volleyball.There is ample parking in front of the home (space for 3 cars). The home is located on a private easement shared with a few other neighbors. Because of this, there is almost no traffic on that road. We do ask that you be courteous of our neighbors and stick to the designated parking spaces.WINTER:To get to Sunset Haven, you’ll be on paved roads the entire time with the exception of the 100 foot easement (rare for mountain properties!) However we strongly suggest a 4WD or AWD vehicle between Nov-April (Colorado weather can be unpredictable...so you'll just want to check the weather reports and act accordingly).CHECK-IN & CHECK-OUT:- Check-in is after 4:00 pm and check-out is by 10:00 am.- NO CHORES HERE! This is essential to avoid attracting wildlife to the property.Weather & Access: Winter weather can be unpredictable in the mountains. We recommend 4WD or AWD vehicles between late fall and early spring. Our driveway is maintained, but snowy conditions can occur quickly.Outdoor Amenities: The hot tub and sauna are professionally maintained for your comfort. Usage instructions will be sent before your stay. Please treat these features with care and always secure them after use.Noise & Neighbors: While the property feels private and peaceful, we do ask that guests respect quiet hours (10 PM – 8 AM) in consideration of nearby neighbors. Highway 285 is nearby and can be heard from the house at times, especially when large trucks pass by.
