Check in was smooth as well as check out. Upon check in to the room, noticed a used shower cap was still hanging in the bathroom, the towels seems a bit wet and only 1 pair of slippers was provided in the room. The housekeeping did send additional slippers to us upon request. Add point is the front desk staff was friendly.

but this time comfy house looks like abit disappointed🤔️ the bathroom is really smell bad and few cockroachs at the basin😨and the one who live to the next door is noisy at midnight time，cant get a good rest for me and my family when we have an early flight at 7am.

We especially like the location which is a short stroll away to Gaya street where plenty of shops and eateries can be found. The room we stayed is spacious and clean. The air-con could do with some servicing though as it wasn’t effective.Also, the drainage in the bathroom was slow. All in all, we had a pleasant one night stay.

The Customer service serve is good , fast respond and everything in details. Location is good can found
Food nearby . But room is not fully clean there’s a little dust on the floor and table . What I’m not satisfied is there’s little blood stain on the bed sheet which the things can clean after wash and they charge me for that .

i stay in the room with private bathroom, thus cannot speak for those who stay in the hut.
This retreat is simple and a beautiful place to watch sunset. around 2H journey to tip of kudat. choices of food quite limited though but i enjoy my stay here nevertheless.
special appreciation to the receptions on both check in day and check out day as they were both helpful and accomodating, hope this place would continue to flourish.

Pros: spacious wooden lodge located right at the entrance of the kinabalu park with private parking. We sleep to the sound of the river and wake up to the chirping of the birds and insects. Lodge is very cosy and has 2 bedrooms with individual bathrooms. Friendly staff and attentive service throughout our stay. Convenient and stratetic location to enjoy the park to the fullest (orchid garden, butterfly farm, hiking, hot spring, canopy walk were all really fun). Breakfast was buffet style, simple but sufficient.
Cons: linens had some stains on them. No aircon in living room and the old fan was only spinning at the lowest speed even though we set it to full speed. It gets quite hot during noon time. Master bedroom fan and bathroom's hair dryer were not functioning. Curtains were not blackout type and room gets very bright as soon as sun comes out. Need to purchase separate tickets to go into the kanabalu park and the other activities inside.
Overall experience was good. Just hope management can do something about the faulty items because room rate isn't cheap and guests deserve to enjoy all amenities in perfect working condition to make the stay more enhoyable and memorable.

Encounter blackout.. but we get to enjoy firefly, start nights.. no aircond but hv hot shower. Kitchen provide cooking ware, microwave, stove, steamboat.. everything!

The price was also reasonable due to strategic locations in gaya street. Lots of new cafes and restaurants, also near suria sabah mall and kk plaza.

TL;DR: This place feels more like a meditation centre than a hotel, it will not provide you with supplements. It's a bare room. You need to bring toothbrush&paste and buy drinks somewhere as it is not provided. No tv and fan. No in-house restaurant. There are mosquitoes at the garden near afternoon, and the balcony at night, but there are no insects in the room (family room). In exchange you will get a very clear and vivid Mt Kinabalu view in the near-dawn morning (where there is no mosquito), a working shower with heater, concrete floor that reduces nearby noise, and cold foggy experience.
Long:
This place is within the fog path so you will get the foggy experience. You can also see Mt. Kinabalu at the right time and it looks quite close (e.g. dawn 6 a.m.). You can even see the electric towers and resthouse, it's that close. Moreover, this place is more like a meditation centre than a hotel. It is visibly run down probably since covid as that is also when the in-house restaurant got closed down. Considering my experience as a recurrent visitor of Kundasang, mosquito has always been the least of my concern. Somehow this place has lots of them. We got bit quite a lot in a short span of time.
Undesirable / Cons:
-No water kettle, no supplements (water bottle, coffee pack, toothbrush, toothpaste, etc.). Porcelain mugs are provided though
-No in-house cafe/restaurant but nearby has a few (400 meters at least)
-No tv, no fan but cold in general
-Quite a lot of mosquito and moths outside at the garden place in the afternoon and at the balcony connecting the 2 buildings at night. There are no electric zapper.
-Seems a bit run down at the garden. 2 broken board pieces on the floor for example.
-It has no Qibla for muslim people, at least in family room
Desirable / Pros:
-Big room. Not smelly
-Is cement board floor
-Big single beds. Not smelly
-Clean bed. Fluffy cover.
-Water heater is working for family room at least
-Relatively clean inside room and at reception. No insects in room. No weird bugs around.
-Has a table and chairs in room
-Lots of electrical port
-Wifi provided by hotel is strong (2.4Ghz and 5Ghz
-Very near main road. So good road going towards the hotel
-Aki-Aki trail starting point is nearby. Plan to go next time so no experience as of this review
This place is not too bad. Not too good either. Personally, I wouldn't place this as my top place for the foggy and view considering other options but I don't mind returning if necessary. It will sure be much much better to highly recommended with much needed renovation and have some methods to deal with those mosquito.
p.s. There's a cute puppy that invites you at the entrance. 😂
p.s.s. I saw a greater coucal gliding into the forest in the morning!
